A quick guide to renting your dream home.

We will talk you through your requirements in order to ensure we only show you property that would interest you. Once we have built up a profile of your perfect home we will draw up a shortlist and arrange some viewings.
We offer flexible viewing times to suit you. We are able to undertake early or late viewings by appointment.
Once you have found your new home, we'll speak to the landlord and agree in principle the terms of the tenancy (subject to contract and references).
We'll then take a minimum of one week's rent from you as a holding deposit. This allows us to take the property off the market whilst we undertake the paperwork. The holding deposit will be credited against your account. Please note that in the event that you change your mind the deposit is non-refundable and will go towards covering our admin costs.
We use a credit checking agency to apply for references and once received will forward to your new landlord for approval. A date for moving in will be set and the tenancy agreement will be forwarded to both parties for approval and signature.
An inventory clerk will meet you at the property to check you in. S/he will go through the inventory of contents and schedule of condition with you. This helps to avoid any potential disputes at the end of the tenancy.
Providing your references have been approved, the contracts are signed and that we have cleared funds from you in our account he will hand over two sets of keys and you can move in.
You will be required to pay an advanced rental payment and six weeks rent as a security deposit. The security deposit will be returned at the end of the tenancy subject to the findings on the inventory check-out report. No deductions will be made from the security deposit without your written permission.
Our admin fee is £75 plus VAT and the credit check is £25 plus VAT.
We will send you an initial invoice along with the tenancy agreement and it must be paid (in cleared funds into our account) before keys can be released. The holding deposit paid by you at the beginning of the process will show as a credit on this invoice.
You will be given a direct debit mandate to fill out as well for future rent payments. You can pay the initial invoice by bank transfer, cheque, or by credit or debit card.
