Marketing Your Property

Once you have instructed us to put your property on the market for letting we will take photographs and have a floorplan done. The property will be uploaded onto our website and onto Right Move - www.rightmove.co.uk within 24 hours. All of our registered applicants will be informed about the property and it will be advertised in the local press and in specialist property magazines ensuring it gets full exposure to the lettings market.

Viewings

We will accompany suitable tenants on viewings. We are able to show your property at any time between 8.30am-9pm Mon-Fri and 10am-5pm Sat-Sun, ensuring that we are flexible to the demands of both the landlord and the tenant.

Your Legal Obligations

Finding a Tenant

Once we have found a suitable tenant and you have, in principle, agreed to a new tenancy (subject to contract and references) we will use an approved credit check agency to obtain references, which will be forwarded to you for your approval. The tenancy agreement will be drawn up for your perusal and signature.

Rent is payable in advance and we will hold six weeks rent as security against damages to the property. The deposit will not be released back to the tenant until we have confirmation in writing from both parties.

The Inventory Check-In

Once the references have been approved by you and the tenancy agreement has been signed by both parties, the inventory clerk will meet the tenant at the property to go through the inventory of items and schedule of condition. Keys will not be handed over to the tenant until we have cleared funds in our account.

Utilities

We will arrange for the transfer of Council Tax and utility accounts to the Tenant. Meter readings will be taken, allowing your closing gas and electricity accounts to be drawn up. If we manage your property we can arranged for these to be paid.
