Legal and financial services

Legal services

Through our experience of property management we can provide inhouse legal services. We can cover almost all aspects of residential management legal work.

We can:

  • Collect outstanding charges through court action or LVT applications
  • Review leases and advise on lease variation and rectification
  • Undertake Right to Manage applications on behalf of residents
  • Correspond with solicitors in pre-sale enquiries, receipt notices of assignment and undertake all legal permissions on alterations and consents
  • Undertake consultation in line with the Commonhold and Leasehold Reform Act (CLRA) 2002 requirements for major works and long term agreements
  • Ensure compliance with all new statutory instruments arising from CLRA 2002.

Financial services

We are adept at providing flexible and effective financial services to all of our customers.

We can:

  • Prepare service charge accounts, auditing, certification and collection of charges
  • Administer and supervise insurance, purchased by the Group allowing us to pass on the savings to residents
  • Cost control using our purchase ordering system
  • Calculate and administer the sinking fund
  • Offer online payment and direct debit services to all residents.

All of this information will be readily available to the Property Manager responsible for the development, to ensure they thoroughly understand the financial demands of the building and allowing them to accurately set each year’s budget.
